A meticulously preserved 130 year old grand villa on 1.5 hectares within a short distance of the Feilding town centre is for sale.
Awatea, built in 1893 from heart matai and totara, is presented to the market by Jacqui Campion of PGG Wrightson Real Estate, Feilding. She says it has been well maintained over the generations and is in immaculate order.
“Its wide wrap-around verandas draped in wisteria, a summer room, master bedroom with dressing room and ensuite, bay windows, original architraves, panelled doors, and fireplaces give this beautiful home immense character; its modern day comforts and high end finishes include central underfloor heating and a sumptuous foodie’s kitchen; while its setting provides all the conveniences of proximity to town with added opportunity for the space to run free, keep a few stock, and enjoy the serenity of the large sweeping lawns, specimen trees and private park-like gardens.”
Jacqui’s vendors Ian and Christine Butcher have owned Awatea since the early 2000s, overseeing a total landscape makeover, as Christine explains.
“We took out the scrub and dense thickets that prevailed over much of the property, keeping the mature trees and creating a series of ‘garden rooms.’”
Designed in the Victorian Queen Anne style, a revival of late 17th and 18th century architecture, Awatea typifies the asymmetrical look with conical towers and tall chimneys creating an appealing and striking visual aesthetic. Minimal subsequent alterations are aligned with the original architecture.
Originally built by Mr TH Clapham, a Wellington publican who died before it was completed, Awatea remained in his family for several generations. Christine says it’s a home with charm and its own special warmth.
“How it’s built is beautiful, giving it layers of extra character that you never see with a modern home, while it can also take the knocks: built tough, with high ceilings, attention to detail, and the integrity and craftsmanship of its age.
“It draws you in and you can really live in it: you don’t feel you have to keep it clean and tidy all the time.”
A separate cottage in the grounds, originally built as servants’ quarters, was converted into a sumptuous guest house five years ago, maintaining the character and authenticity of the main home, providing a B&B option, or space for friends and family.
Jacqui says the care taken of the Grade Two heritage listed property through the generations is evident.
“Awatea has been lovingly looked after all its life: an impressive home, wearing its legacy with impeccable style. It is a must-see!”
