Whangamatā beachfront luxury secures $5.2 million auction sale

A brand new, luxury Whangamatā beachfront property sold recently at auction for $5.2 million, following significant interest from the market. 

Mark Needham of PGG Wrightson Real Estate, Pukekohe offered the property for sale, in a joint listing alongside colleagues Kane Needham and Mike Matutinovich.

“We had exceptional interest, with more than 800 people attending two open homes over Labour Weekend. This highly desirable, newly constructed two-storey residence was meticulously designed to complement its stunning surroundings. With breathtaking, unobstructed views of the surf beach and the Pacific Ocean, it truly encapsulates the essence of coastal living in one of New Zealand’s premier beach destinations.

“Such was the interest that we brought the auction forward by two weeks,” says Mark.

The property was developed by Managing Director of Pukekohe Mitre 10 Mega, Dean Littin.

“My two business partners and I bought the land in 2020. We subdivided it and built a house each, all from designs by Colette Monteith. Although Covid posed some initial planning challenges, since building started in autumn 2023, the project has gone smoothly.

“Although I had planned to keep the house, another Whangamatā property that my wife and I have admired for several years became available early in 2024, and we decided to buy that.

“We were delighted with the response to the marketing campaign. With interest rates dropping, we were optimistic that the market was bottoming out. For a property of this type, we were confident that buyers would come forward, which is how it went, and the auction achieved the result we wanted. We are very pleased with how it has gone,” he says.

Mark Needham expects the sale will stimulate additional market activity.

“Since the auction in mid-November, we have fielded plenty of calls. Obviously, motivation to own a property of this quality and location is strong, which is encouraging for anyone else considering testing the market. We are talking to other owners and developers, and there is every chance that other Whangamatā beachfront properties will follow this one onto the market in due course. We already know there are willing buyers waiting,” he says.

More than 40 people attended the auction, including four registered bidders. A Tauranga-based couple ultimately secured the property.
