Carlyon presents as a genuine breeding unit with good location given its distance back to Waipukurau. At 474.12 hectares (1171.55 acres) it has good scale. Fenced into some 30 main paddocks plus lanes and holding paddocks by a good standard of conventional, post, wire and batten fences plus some five wire electrics the farm has good work ability.
Carlyon benefits from the Farm road water scheme giving surety of stock water irrespective of the seasons. Supplemented by dams and often running streams. A good fertiliser history with 100 tonnes of Sulphur RPR applied pretty much every year. The farm benefits from a fifth share in the neighbouring air strip with a 120 tonne covered bin.
Run as a traditional breeding unit, wintered capital stock comprises 2100 breeding ewes plus 700 replacement ewe hoggets. A 130 Angus cow herd plus 35 yearling heifers and 35 2yr heifers. These Angus cattle are all Waiwhero genetics. These are the base numbers and there may well be some surplus lambs and cattle age groups carried forward as well. These numbers indicate around 4300 SU wintered.
Carlyon runs up to a height of 394 masl at the trig. The bulk of the farm is easy rolling country with good areas of flat to near flat ground giving good scope for re-grassing and fodder crops if necessary. These areas also allow for the taking of baleage for winter security or as an income stream to sell to market. There is an estimated 40 hectares of Coastal native forest.
Infrastructure is very sound. A good four stand Woolshed plus yards with an area covered allows for a 700 night pen. A large set of cattle yards is located nearby with good load out access. In the middle of the farm there is a good sized set of satellite sheep yards with a docking square at the back of the property. A three bay enclosed workshop with a three bay lean to on the back is up close to the home. There are a number of sundry sheds including a killing house and dog motels plus kennels.
The home is a comfortable three bedroom dwelling with kitchen/dining, large lounge, TV room, separate bathroom plus two toilets and a double integral garage.
Carlyon presents as a good farming proposition for someone looking to transition into a larger unit, corporate style investors, neighbour or near neighbour and forestry interests given their purchases in close proximity recently.
It is very evident that Carlyon has had good custodianship over a number of years and despite some cyclone damage presents well.
The property consists of three titles which may be available separately under the sale process.
Viewing by appointment.
