Carlyon presents as a genuine breeding unit with good location given its distance back to Waipukurau. At 474.12 hectares (1171.55 acres) it has good scale. Fenced into some 30 main paddocks plus lanes and holding paddocks by a good standard of conventional, post, wire and batten fences plus some five wire electrics the farm has good work ability.

Carlyon benefits from the Farm road water scheme giving surety of stock water irrespective of the seasons. Supplemented by dams and often running streams. These areas also allow for the taking of baleage for winter security or as an income stream to sell to market. There is an estimated 40 hectares of Coastal native forest.

Infrastructure is very sound. A good four stand Woolshed plus yards with an area covered allows for a 700 night pen. A large set of cattle yards is located nearby with good load out access. In the middle of the farm there is a good sized set of satellite sheep yards with a docking square at the back of the property. A three bay enclosed workshop with a three bay lean to on the back is up close to the home. There are a number of sundry sheds including a killing house and dog motels plus kennels.

The home is a comfortable three bedroom dwelling with kitchen/dining, large lounge, TV room, separate bathroom plus two toilets and a double integral garage.
